Use our Affordability Calculator to see what you can afford. You will need a pre-qualification letter from your lender to start the process.
Determine the basics that you want in a home – bedrooms, bathrooms, etc, then choose a floorplan that addresses those desires and fits your budget. If you plan to create your own floorplan, or even modify an existing floorplan of ours, expect to add time and cost to your budget. Please keep in mind, if we use someone else’s plan, it’s essentially the same as starting a new floor plan, and every revision is more architectural cost, regardless of how minor.
Once you’ve chosen your floor plan, preferred elevation and upgrade options to customize your new home, you’ll sign a contract to reserve your home site and start the building process. At this time, you’ll also provide the initial 1-2% deposit. Since this is a build, this is a non-refundable deposit.
After you have signed the contract and made your deposit, we will arrange for you to meet with our in-house Interior Designer at our Design Center to personalize your new home with selections like brick/rock/exterior colors, roof color, paint colors, granite, etc. You will then receive a documented selection list to validate and confirm that all options, colors and features are correct.
We will schedule this meeting where you will be introduced to your construction superintendent and they will validate your construction plans, upgrades, and any changes prior to beginning construction.
After you sign a contract and make your initial deposit we will order Engineered Foundation plans with a Soil Sample from a licensed Engineer. This can take up to 2-3 weeks depending on their schedule. We do this for every single house without exception.
Now that you have your plans in place, it’s time to watch your home take shape. While some stretches of the construction process may feel slow, other phases seem to happen in the blink of an eye. This is a normal part of the build process and is woven into the overall home timeline. While your home is being built, your construction superintendent will help you understand the phases of construction.
This is a pre-drywall review with your construction superintendent to ensure that structural and electrical items were added correctly. Plus, you can see first-hand the amazing quality of construction in your new home!
At this meeting, your construction superintendent will demonstrate the home’s mechanicals and offer home-maintenance advice. You will also tour the home together to address any of your questions or concerns and to identify any items that may need attention.
The big day is here! Your mortgage lender, along with a representative of DoubleRock Properties, will make you aware of your closing date, time, location, and anything that you need to bring to closing. Because of the significant impact of weather on our construction schedule, our Closing Dates are estimated.
Once we complete the interior of the home, about one month before the closing we can be more precise on the exact closing date. The vast majority of our homes close on their contractual date, but weather happens and it’s good to keep in mind that the date may change.
Also, at closing we’ll provide a Maintenance Overview and include it in a standard Booklet that we prepare for every Home Buyer. This Booklet will include such material as local utility contact numbers and specific Warranty information.
